Reservation policies
Reserving or requesting a property does not constitute a final booking. You
need to pay £99 or $199 USD to make a reservation. We place a 24 hours courtesy
hold on the property for you in order to give you enough time to send back
the paper work.
Fill
out, sign and fax back (scan + email ok) the reservation forms as soon as
you can. Together with your payment and other photocopies requested, we will
confirm your booking and you will receive a booking confirmation from us.
This
deposit is fully refundable if for some reasons, we were unable to confirm your
booking within that time.
The
booking confirmation is your receipt/ticket to gain access to the apartment.
It contains all the specifics of your reservation and must be
presented in New York
before you can collect the keys and take possession of the apartment.
Payment
You can pay by credit card or bank transfer. In certain
circumstances we will allow you to pay by cash or travelers
checks on arrival.
When you use New York Properties to book your accommodations, we will ask
you to provide us with your credit card details in order to secure your
reservation.
Depending
on the type of property you choose and how far in advance you book,
you may be required to pay the full amount of your stay or a 50%
deposit at the time of booking and then pay the balance at least 45 days before
your travel date.
If you choose this option, we will retain credit card details on file and
process your balance payment. You will be sent a reminder email prior to the
final payment being taken.
In
exceptional circumstances, the equivalent of a 1 night deposit will be enough
to secure the booking.
Documentation
required
Due to new sets of rules advocated by the US homeland security, we must know
who is staying in the properties. You will therefore have to provide proof of identification during the reservation process. A Copy of your
valid driver license or passport will be sufficient.
To prevent fraud, a copy of your credit card (front and back
side) may be requested at times.
You may also be required to show identification at the apartment.
Cancellation policies
We do everything we can to satisfy our customers. However, in the event that
you want to cancel your reservation with us, please be aware of our
cancellation policy below:
Cancel
in writing (email ok) 6+ weeks prior to check in and receive a 75% refund on
the reservation.
Cancel
in writing (email ok) 4-6 weeks prior to check in and receive a 50% refund on
the reservation.
Cancel
in writing (email ok) 2-4 weeks prior to check in and receive a 25% refund on
the reservation.

Where will I stay?
The properties we offer are privately owned and we do pay careful attention to
the standard and quality of the properties we market. They are fully furnished
studios, 1 bedroom, 2 bedroom, 3 bedrooms and loft apartments located
throughout Manhattan.
They are well located and offer the comfort and flexibilities of a real home.
How do I make my reservation?
Once you have made your selection, there is simple process to follow in order
to complete your reservation. Fill out the forms we will send you, sign them
and fax back. You will be instructed about payment and necessary documentation
to provide. Photocopies of your ID's such as driver license or passport are
required.
How much does it cost?
As a guideline, most of our properties are priced from $185 a day for a studio
apartment that can sleep up to 3 guests to $275 a day for a large 1 bedroom
apartment that can sleep up to 4 guests. It really depends on the type,
standard and style of the New York
furnished apartment you want to book. In general, you will save l money compare
to hotels. In addition, apartments have the flexibility and capacity of
sleeping many. Most of our advertised properties have all inclusive prices.
However, you might come across some listings (apart/hotels) where you will be
required to pay New York
sales and hotel taxes as well as occupancy charges.
What is included?
Most of our properties come fully furnished with beds, bath, and linens. The
price already includes utilities such as gas, electric, basic cable and local
phone. Premium cable, high speed internet, concierge services, cleaning and
maid service are extra unless otherwise indicated.
How do I pay?
After sending your reservation form back to us we will obtain final
approval and process your card. If you want to pay by bank transfer, you must
provide us with the reference number as soon as it is done. We do not
process and charge your credit card without the final approval.
Once
everything is in order, we will send you a booking confirmation with all information
pertaining to your reservation (Address, keys arrangement, welcome pack
etc...).
Depending
on the property, we will require 30% or 50%deposit at the time of
reservation.
The balance payment shall be made 45 days prior to travel (unless
otherwise instructed). It is possible to make arrangements to pay the balance
directly to the agent at the property or the New York office. This payment should be
in cash or travellers check.
In
certain instances, you may be required to pay a refundable damage security
deposit for the property. Depending on how long you rent for, this deposit
will be refunded to you at time of departure or 15 days after departure pending
bills and charges have been satisfied. You will be advised accordingly.
What about taxes?
Most of our properties are quoted with tax inclusive prices. However, you might
come across properties that are operated like private apartment hotels. You
will therefore be required to pay taxes on your stay. You will be advised
accordingly.
